POLICIES AND PROCEDURES

Requirements to Rent

Tenants must have a clean background check.  Some owners may  also require a credit check.

Tenants must have 3 x the rent in NET (take home) income.  In the case of Section 8 programs, tenants must have 3 x their copay and utility amounts.

Tenants must be able to have all required utilities transferred to their name.

Tenants must complete an application, pay the application fee, and submit verifiable proof of income.

Tenants must have good landlord references (on time payments, left property clean, took good care of property, followed lease provisions and rules, gave proper notice to vacate, etc.)

Applicants must have a good employment history.

Applicants must meet all the criteria for a particular property to qualify.

Viewing a Unit

OPEN HOUSES:  Most units are shown by Open Houses. You may come to any open house to view a property.  Please be respectful of neighbors and other prospective tenants when viewing a property and park only in designated areas.  At Open Houses, there will be a sign-in sheet asking for your name and phone number, and asking if you have competed an application.  If you have not done so previously, turn in an application promptly after an open house.  Property Managers will not wait on your application to choose a tenant for that home.


PRIVATE SHOWINGS:  In some cases, an Open House is not possible, possibly due to parking restrictions, unit size, etc.  If an Open House cannot be held, the ad for that property will state this.  In this case, viewings will only be scheduled with select, qualified applicants.


WHEN SHOWN:  No property will be shown before it is completed and ready.

How a Tenant is Selected

APPLICATIONS:  Tenants must fully complete an application, pay the application fee, and submit verifiable proof of income.  Applicants who do not fully complete the application, submit the required documents, or pay the application fee will not be screened.


VIEWING:  Properties will be shown only when ready either by Open House or individual showings.  Applicants must view a unit to be considered.


SELECTING TENANTS:  A set period will be stated for receiving applications.  Applications must be submitted by the deadline to be considered.  Applications from all persons who view the unit will be pulled and compared.  Applicants must meet all criteria for that unit to be considered.  Units will be rented to the MOST  QUALIFIED applicant, not to the 1st to apply or the 1st to view the unit.  Please call the listed agent, not the office, for updates on your application after viewing a property.

Frequently Asked Questions

Pets are accepted at some rentals.  Read the home ad to see if pets are accepted, or what restrictions there may be on pets.  Pets will require additional fees (pet rent and possibly pet deposits, which will vary with the size and number of pets.


Assistance Programs may be accepted at some rentals.  Because each unit is individually owned, the types of assistance accepted can vary per unit.  Assisted tenants must complete the same application and meet the same criteria as all other tenants, with the exception of the income limits.


Rent Prices are based on one year leases.  Month to month or shorter term leases are offered at higher rates.  All rents are due on the 1st, late fees are automatically added daily for late payments.  There may be  a 3 day grace period on late fees.  An online rent payment program is available with an email address.  Online payments have no fees is using a bank account (routing and account numbers are needed), credit and debit cards will have added fees controlled by the app.  The tenant controls online payments and amounts;  we have no control over your payments.


Prior to move in, tenants will have provided a completed lease, paid the application fees, and submitted one month proof of verifiable income.  Leases must be signed prior to receiving keys and moving in.  All fees due (1st month’s rent, security deposit, and any pet fees) must be paid prior to move in.


Utilities are the tenants’ responsibility unless listed otherwise.  Tenants are required to keep all utilities on and be current in payments.  Failure to transfer utilities to your name or to keep utilities current is a lease violation and can result in eviction.


Location—All units are in Chillicothe unless otherwise noted.


Who Goes on an Application—Everyone who will live at the property must be listed on the application.  Unauthorized occupants are prohibited.
